Foreigners are allowed to purchase property in Turkey, however, there are certain restrictions. For example, foreigners are not allowed to purchase property within a military zone, and they must obtain permission from the Ministry of Defense before purchasing a property. Additionally, foreigners are not allowed to purchase more than 10 hectares of land.
How do I find a place to live in Turkey?
We asked expats how they chose their neighborhood and found a place to live. They answered:
"One way to find a place to live in Turkey is to search online for rental listings. You can look for listings on websites such as Zingat, Sahibinden, and Emlakjet. Additionally, you can search for listings on social media platforms such as Facebook and Instagram. You can also contact local real estate agents who can help you find a place to live in Turkey. Additionally, you can ask friends and family who live in Turkey for recommendations," remarked one member in Turkey.
"We were recommended to contact a local Real Estate agent, who specialize in ex-patriates and what we need," explained one expat living in Istanbul, Turkey.

What is a typical expat home or apartment like in Turkey?
"Expat homes and apartments in Turkey tend to be modern and comfortable, with many featuring balconies or terraces with views of the city or sea. Many expats choose to live in larger cities such as Istanbul, Ankara, and Izmir, where they can find a variety of housing options, from luxury apartments to more affordable options. Expat homes and apartments typically come with all the necessary amenities, such as air conditioning, internet access, and modern appliances. Additionally, many expats choose to live in gated communities, which offer additional security and amenities such as swimming pools and gyms," remarked one member in Turkey.
"3 bed modern Apartment, centrally located on a compound. Most expats go for compound living as all the facilities are there (swimming pools, shops, tennis etc.) and also because it is an easier enviornment to make friends. There are many compounds that have villas also with the same facilities," explained one expat living in Istanbul, Turkey.

What is the average cost of housing in Turkey?
If you are thinking about moving to Turkey, cost of living in probably a key consideration. Expats commented about the cost of housing:
"Housing costs in Istanbul are expensive compared to the UK - even compared to London. The average cost of, for example, a 3 bed apartment on a compound would probably be approx. US$ 3,000 per month. Villas on similar compounds can be rented for anything between US$ 4,500 - 10,000 per month," said one expat who made the move to Istanbul.
"The cost of housing in Turkey varies depending on the location and type of property. Generally, the cost of renting an apartment in a city center is higher than in the suburbs, while the cost of buying a house is higher in the suburbs than in the city center. On average, the cost of renting an apartment in Turkey is relatively affordable, while the cost of buying a house is slightly more expensive," explained one foreigner living in Turkey.
"Do your research. Inflation over 70% so real estate is the only place to put your money. Russian/Ukraine situation has 100,000 new emigres all buying. Both conditions make real estate at the higher prices compared to anyplace in the world," said one in Turkey.
Should I buy or rent a home in Turkey?
If you have not spent a lot of time in Turkey, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:
"Buying a home in Turkey can be a great investment, as the country has a strong economy and a growing real estate market. However, it is important to consider the costs associated with buying a home, such as closing costs, taxes, and other fees. Additionally, it is important to consider the length of time you plan to stay in Turkey, as buying a home may not be the best option if you plan to move in the near future. Renting a home in Turkey can be a great option for those who are looking for a more flexible living situation. Renting can be more affordable than buying, and it allows you to move more easily if you decide to relocate. Additionally, renting can provide access to amenities such as pools, gyms, and other facilities that may not be available when buying a home. Ultimately, the decision to buy or rent a home in Turkey should be based on your individual needs and preferences," said one expat who made the move to Turkey.
"I had a house built after buying a plot of land with a Turkish friend. It is not difficult to buy property here, but despite what UK and Turkish real estate agencies that you do not need to use a Avukat (lawyer) i recommend you use one. It is best to ask other expats which lawyer they used, as like anywhere, some are better than others. Renting is quite straightforward, although in some cases you are required to pay upfront a payment for anything from one month to one year in advance," explained one foreigner living in Antalya, Turkey.
What do I need to know when buying property in Turkey?
When we asked expats what advice they would give a foreigner before buying a property in Turkey, they said:
"1. It is important to research the area you are looking to buy in, as well as the local laws and regulations. 2. Make sure you have a good understanding of the Turkish property market and the current market conditions. 3. It is important to have a lawyer who is experienced in Turkish property law to help you with the purchase process. 4. Make sure you have a clear understanding of the costs associated with buying property in Turkey, such as taxes, fees, and other expenses. 5. Ensure that you have a valid residence permit if you are planning to live in Turkey. 6. Make sure you have a clear understanding of the payment terms and conditions of the purchase agreement. 7. Ensure that you have a clear understanding of the title deed and any other documents related to the property. 8. Make sure you have a clear understanding of the rights and obligations of both the buyer and the seller. 9. Make sure you have a clear understanding of the insurance requirements for the property. 10. Make sure you have a clear understanding of the maintenance and repair obligations for the property," wrote one expat who made the move to Turkey.
Are foreigners allowed to own property in Turkey?
When we asked expats what advice they would give a foreigner before buying a property in Turkey, they said...
"Yes, foreigners are allowed to own property in Turkey. According to the Turkish Property Law, foreign citizens and companies are allowed to purchase and own real estate in Turkey. However, there are certain restrictions in place. For example, foreigners are not allowed to own property in certain military zones or areas that are deemed to be of strategic importance. Additionally, foreigners are only allowed to own one property in Turkey, and the total area of the property must not exceed 30 hectares," explained one person living in Turkey.
What appliances are typically included in a rental?
We asked foreigners in Turkey what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:
"In Turkey, rental properties typically include a refrigerator, stove, oven, washing machine, and air conditioning unit. Additionally, some properties may also include a dishwasher, microwave, and other small appliances," said one person in Turkey.
"In general, I would say that rentals in this area come with some basics as there are many foreigners with second homes here that they rent out either short or long term. One appliance that is very rare to find is a dryer--most people use drying racks or balcony railings for drying their clothes. Ovens/hobs are powered by propane tanks that you will probably have to purchase yourself. Homes are not insulated, so can be very cold in the winter. Central heating is very different than what it is in the States. It's really more like radiators, which require both electricity AND large propane tanks to power, very expensive. Most Turkish homes use soba stoves instead. And many of the more modern villas have a system of heating that uses the fireplace to distribute heat via pipes throughout the house. You can also buy portable heaters, of which many types are widely available," wrote one expat who made the move to Fethiye.
