For example, foreigners are not allowed to purchase land within 50 kilometers of the border. Additionally, foreigners must obtain a special permit from the Ministry of Foreign Affairs in order to purchase property. Homes in Paraguay typically include basic amenities such as running water, electricity, and sewage. Many homes also have air conditioning, internet access, and other modern amenities. It is also possible to find a place to live in Paraguay by asking around in the local community. Asking friends, family, and colleagues who live in Paraguay can be a great way to find a place to live. Additionally, local newspapers and bulletin boards can be a great source of information for finding rental properties," explained one person living in Paraguay.

Many expats choose to live in gated communities, which offer a greater sense of security and privacy. Expat homes and apartments in Paraguay are often located in the suburbs of larger cities, such as Asunción, and offer easy access to shopping, restaurants, and other amenities. If you are thinking about moving to Paraguay, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Paraguay varies depending on the location and type of property. Generally, the cost of renting an apartment in a city center is higher than in the suburbs, while the cost of buying a house is higher in the suburbs than in the city center. On average, renting an apartment in a city center can cost around $400 to $600 per month, while buying a house in the suburbs can cost around $50,000 to $100,000," said one person in Paraguay.

Should I buy or rent a home in Paraguay?

If you have not spent a lot of time in Paraguay, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Paraguay can be a great investment, as the cost of living is relatively low and the country offers a wide range of housing options. However, it is important to consider the pros and cons of both buying and renting before making a decision. Renting a home in Paraguay can be a great option for those who are not ready to commit to a long-term purchase, as it allows for more flexibility and can be more cost-effective in the short-term. On the other hand, buying a home in Paraguay can provide more stability and the potential for long-term financial gain. Ultimately, the decision to buy or rent a home in Paraguay should be based on individual needs and preferences," remarked one foreigner who made the move to Paraguay.

What do I need to know when buying property in Paraguay?

When we asked expats what advice they would give a foreigner before buying a property in Paraguay, they said:

"1. It is important to research the local laws and regulations regarding property ownership in Paraguay before making any purchase. 2. It is advisable to hire a local lawyer to assist with the purchase process and to ensure that all legal requirements are met. 3. It is important to obtain a title deed for the property, which will provide proof of ownership. 4. It is important to be aware of any taxes or fees that may be applicable to the purchase of the property. 5. It is important to be aware of any restrictions or limitations that may be placed on the use of the property. 6. It is important to be aware of any zoning regulations that may be applicable to the property. 7. It is important to be aware of any potential environmental issues that may be associated with the property. 8. It is important to be aware of any potential risks associated with the purchase of the property," explained one person living in Paraguay.

Are foreigners allowed to own property in Paraguay?

When we asked expats what advice they would give a foreigner before buying a property in Paraguay, they said...

"Yes, foreigners are allowed to own property in Paraguay. Foreigners are able to purchase property in Paraguay without any restrictions, and they are also able to obtain a title deed in their own name. However, foreigners are not allowed to own land within 20 kilometers of the border, and they must obtain permission from the Ministry of Foreign Affairs before they can purchase any property in this area. Additionally, foreigners are not allowed to own more than 10 hectares of land in Paraguay," explained one foreigner living in Paraguay.

What appliances are typically included in a rental?

We asked foreigners in Paraguay what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Paraguay, rental properties typically include a refrigerator, stove, oven, and washing machine. Other common appliances may include a microwave, dishwasher, and air conditioning unit. Depending on the property, some landlords may also provide additional appliances such as a clothes dryer, water heater, and/or water purification system," explained one foreigner living in Paraguay.
