Additionally, they should consider contacting a local real estate agent who can provide more detailed information about the local market. Foreigners are allowed to purchase property in Azerbaijan, however, they must obtain a permit from the State Committee for Property Issues. The permit is valid for three years and can be renewed. Houses in Azerbaijan typically include amenities such as air conditioning, central heating, and modern appliances. Many homes also have balconies, terraces, and gardens.

How do I find a place to live in Azerbaijan?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"One of the best ways to find a place to live in Azerbaijan is to search online for rental listings. There are many websites that offer listings of apartments, houses, and other types of rental properties in Azerbaijan. Additionally, you can also search for rental listings in local newspapers and classifieds. Additionally, you can also contact real estate agents in Azerbaijan who specialize in rental properties. They can provide you with more information about available rental properties and help you find the perfect place to live," remarked one foreigner who made the move to Azerbaijan.

What is a typical expat home or apartment like in Azerbaijan?

"Expat homes and apartments in Azerbaijan tend to be modern and comfortable, with many featuring modern amenities such as air conditioning, high-speed internet, and satellite television. Expats often choose to live in larger cities such as Baku, where they can find a wide range of housing options, from luxury apartments to more affordable options. Many expats also choose to live in smaller towns and villages, where they can enjoy a more traditional lifestyle and experience the local culture," said one person in Azerbaijan.

What is the average cost of housing in Azerbaijan?

If you are thinking about moving to Azerbaijan, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Azerbaijan varies depending on the location and type of property. Generally, the cost of renting an apartment in the capital city of Baku is higher than in other parts of the country. Prices for apartments in Baku range from around $400 to $1,500 per month, while in other cities and towns, the cost of renting an apartment can be as low as $200 per month," explained one person living in Azerbaijan.

Should I buy or rent a home in Azerbaijan?

If you have not spent a lot of time in Azerbaijan, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Azerbaijan can be a great investment, as the country is experiencing rapid economic growth. However, it is important to consider the cost of living in Azerbaijan, as well as the availability of housing in the area. Renting a home in Azerbaijan can be a more affordable option, and it can also provide more flexibility if you are not sure how long you will be staying in the country. Ultimately, the decision to buy or rent a home in Azerbaijan should be based on your individual needs and financial situation," said one person in Azerbaijan.

What do I need to know when buying property in Azerbaijan?

When we asked expats what advice they would give a foreigner before buying a property in Azerbaijan, they said:

"When buying property in Azerbaijan, it is important to be aware of the regulations and laws related to purchasing property in the country. You should ensure that you have a thorough understanding of the local property market before making a purchase, as well as having all the necessary documents in order. It is also important to work with a qualified lawyer and real estate agent, as they can provide advice and guidance to help ensure a smooth transaction. Additionally, Azerbaijan operates a transfer tax system, and so should be considered in any budgeting plans. Finally, any transaction should be registered with the appropriate local tax office," wrote one expat who made the move to Azerbaijan.

Are foreigners allowed to own property in Azerbaijan?

When we asked expats what advice they would give a foreigner before buying a property in Azerbaijan, they said...

"Yes, foreigners are allowed to own property in Azerbaijan. The country has a liberal foreign investment policy, and foreign investors are allowed to purchase real estate in Azerbaijan. However, there are certain restrictions in place. For example, foreigners are not allowed to own land in Azerbaijan, and they must obtain a special permit from the government in order to purchase property. Additionally, foreign investors must register their property with the local tax office and pay taxes on their property," said one in Azerbaijan.

What appliances are typically included in a rental?

We asked foreigners in Azerbaijan what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Renters in Azerbaijan may typically expect to find a fridge, washing machine, water kettle, stove with oven, and an air conditioning unit or gas heater in their rental property. These appliances are typically included and may be necessary in order to live comfortably, as temperatures in Azerbaijan can range from below freezing in the winter to blazing hot in the summer. In some cases, a dishwasher or television may also be included," said one person in Azerbaijan.

"Expats can search for homes in Azerbaijan by looking online for real estate websites that specialize in the area, such as AzProperty.com. They can also search for rental listings on websites such as Expat.com, which offers a wide range of rental properties in Azerbaijan. Additionally, expats can contact local real estate agents who can provide more information about the local housing market and help them find the perfect home," explained one foreigner living in Azerbaijan.
