For example, foreigners are not allowed to own land, and they must obtain permission from the government before purchasing a property. Additionally, foreigners are not allowed to rent out their property.

How do I find a place to live in Oman?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"One of the best ways to find a place to live in Oman is to search online for rental listings. There are many websites that offer listings of apartments, villas, and other types of housing in Oman. Additionally, you can also search for classified ads in local newspapers and magazines. You can also contact real estate agents in Oman who specialize in helping people find rental properties. Additionally, you can also ask friends and family who live in Oman for recommendations," said one person in Oman.

"Well, I got my accommodation through my employer in decent location. The apartment was spacious and well furnished with all basic amenities provided," remarked one foreigner who made the move to Muscat.

What is a typical expat home or apartment like in Oman?

"Detached villa - this is typical. We have lots of space, marble floors. We like our landlord. But, we have an old-fashioned kitchen. The landlord won't refurbish it because he doesn't understand the British tradition for using the kitchen as the hub of family life. In Omani culture, the kitchen is for servants and the family would never set foot in it. So it's dark, with a small window, 70's tiling, grimy grout and an old wallbanger AC," said one person in Muscat.

"Expat homes and apartments in Oman tend to be modern and luxurious, with many featuring high-end amenities such as swimming pools, gyms, and private gardens. Expats can also expect to find spacious living areas, fully-equipped kitchens, and comfortable bedrooms. Many expat homes and apartments also come with access to a variety of services, such as housekeeping, laundry, and security," said one expat who made the move to Oman.

What is the average cost of housing in Oman?

If you are thinking about moving to Oman, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Oman varies depending on the location and type of accommodation. Generally, the cost of renting an apartment or villa in Oman is relatively high compared to other countries in the region. However, there are some more affordable options available, such as studio apartments and shared accommodation," explained one expat living in Oman.

"Lower - Cost of housing in our home city, Edinburgh, is incredibly high. We would never be able to afford to live in a house this size at home," said one person in Muscat.

Should I buy or rent a home in Oman?

If you have not spent a lot of time in Oman, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Oman can be a great investment, as the country has a strong economy and a growing real estate market. However, it is important to consider the cost of living in Oman, as well as the availability of financing options, before making a decision. Renting a home in Oman can be a great option for those who are not ready to commit to a long-term purchase, as it allows for more flexibility and can be more cost-effective in the short-term. Ultimately, the decision to buy or rent a home in Oman should be based on individual needs and preferences," remarked one foreigner who made the move to Oman.

What do I need to know when buying property in Oman?

When we asked expats what advice they would give a foreigner before buying a property in Oman, they said:

"1. It is important to research the local market and understand the current trends in the area before making a purchase. 2. It is important to understand the legal requirements for purchasing property in Oman, including the need for a valid residency permit. 3. It is important to be aware of the different types of property available in Oman, such as villas, apartments, and land. 4. It is important to be aware of the different taxes and fees associated with purchasing property in Oman, such as registration fees and stamp duty. 5. It is important to be aware of the different financing options available in Oman, such as bank loans and mortgages. 6. It is important to be aware of the different types of insurance available in Oman, such as home insurance and life insurance. 7. It is important to be aware of the different types of maintenance and repair services available in Oman, such as plumbing and electrical services. 8. It is important to be aware of the different types of services available in Oman, such as property management and rental services," wrote one expat who made the move to Oman.

Are foreigners allowed to own property in Oman?

When we asked expats what advice they would give a foreigner before buying a property in Oman, they said...

"Yes, foreigners are allowed to own property in Oman. The Omani government has implemented a number of laws and regulations that allow foreign investors to purchase and own real estate in the country. Foreigners are allowed to own land and buildings, but they must obtain a permit from the Ministry of Housing and Urban Planning before they can do so. Additionally, foreign investors must have a valid residence permit in order to purchase property in Oman," explained one foreigner living in Oman.

What appliances are typically included in a rental?

We asked foreigners in Oman what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Oman typically include a refrigerator, stove, oven, washing machine, and air conditioning unit. Some properties may also include a dishwasher, microwave, and other small appliances. Furniture may also be included in some rental properties," explained one person living in Oman.

"Expats can search for homes in Oman by looking online for real estate websites that specialize in the area, such as Bayut, JustProperty, and Property Finder. They can also search for rental listings on classifieds websites such as OLX and Dubizzle. Additionally, expats can contact local real estate agents who can help them find a suitable home in Oman," explained one foreigner living in Oman.
