Additionally, foreigners must obtain a permit from the Ministry of Regional Development and Public Works before they can purchase a property.

How do I find a place to live in Bulgaria?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"Wanted a house in town with land at a good price, but hard to come by. Searched many many estate agents, found 2 luckily in the same area, brought one of these, as don't drive its easy to walk into town, no problems in winter, and am on the main train line so can get anywhere in Bulgaria," remarked one member in Pleven.

"One of the best ways to find a place to live in Bulgaria is to use online resources such as real estate websites. These websites typically list a variety of properties for rent or sale in Bulgaria, including apartments, houses, and villas. Additionally, you can search for properties on social media platforms such as Facebook and Instagram, as many landlords and real estate agents post their listings on these sites. You can also contact local real estate agents in Bulgaria to help you find a suitable property. Finally, you can also look for rental properties in newspapers and magazines, as many landlords advertise their properties in these publications," explained one expat living in Bulgaria.

What is a typical expat home or apartment like in Bulgaria?

"I suggest you rent an apartment before you buy. Bulgarians, for the most part, are very familiar with apartment life, However, my Bulgarian wife lived in an apartment for many years before we got married. We now live in a house with a yard, vegetable garden, dogs and cats. She will not go back to apartment living," said one person in Bulgaria.

"I live in an house, most expats who have moved to this area live in houses and not apartments," said one expat who made the move to Pleven.

What is the average cost of housing in Bulgaria?

If you are thinking about moving to Bulgaria, cost of living in probably a key consideration. Expats commented about the cost of housing:

"House taxes are way way lower, electric is about the same, most heating that people use is by wood, same as mine that heats up the seven radiators to keep the house warm. Water is cheap, and if you have a well like me watering the garden doesn't cost you anything, but I am lucky that mine is drinkable to which a lot isn't," said one person in Pleven.

"I bought a house (4 bed 2 floors, water well, two barns, outside kitchen, fire room, wet room, mains water, mains electric and severage) near Elhovo for £15,000 in May 2023. it was bought from Kiki sat Bulgaria house. I love Bulgaria, cheap, slow pace of live, no-one there, lovely people - the only down side is the bloody Bureaucracy, it is unbelievably proacted and long winded. overall though it is worth it," remarked one foreigner who made the move to Bulgaria.

Should I buy or rent a home in Bulgaria?

If you have not spent a lot of time in Bulgaria, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Bulgaria can be a great investment, as the country offers a wide range of properties at competitive prices. However, it is important to consider the cost of living in Bulgaria, as well as the availability of rental properties, before making a decision. Renting a home in Bulgaria can be a great option for those who are not ready to commit to a long-term purchase, as it allows for more flexibility and can be more cost-effective in the short-term. Ultimately, the decision to buy or rent a home in Bulgaria should be based on individual needs and preferences," explained one person living in Bulgaria.

What do I need to know when buying property in Bulgaria?

When we asked expats what advice they would give a foreigner before buying a property in Bulgaria, they said:

"1. It is important to research the local area and the property market before making any decisions. 2. It is advisable to seek legal advice from a qualified lawyer who is familiar with Bulgarian property law. 3. It is important to ensure that the property is free from any legal issues or encumbrances. 4. It is important to check that the property has all the necessary permits and licenses. 5. It is important to be aware of the taxes and fees associated with buying property in Bulgaria. 6. It is important to be aware of the exchange rate and the cost of living in Bulgaria. 7. It is important to be aware of the local customs and regulations when buying property in Bulgaria. 8. It is important to be aware of the potential risks associated with buying property in Bulgaria," wrote one expat who made the move to Bulgaria.

Are foreigners allowed to own property in Bulgaria?

When we asked expats what advice they would give a foreigner before buying a property in Bulgaria, they said...

"Yes, foreigners are allowed to own property in Bulgaria. Non-EU citizens must obtain a permit from the Bulgarian Ministry of Regional Development and Public Works in order to purchase property in Bulgaria. EU citizens are allowed to purchase property without a permit. However, they must register their ownership with the local municipality. In addition, foreign citizens are subject to the same taxes and fees as Bulgarian citizens when purchasing property in Bulgaria," said one person in Bulgaria.

What appliances are typically included in a rental?

We asked foreigners in Bulgaria what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Bulgaria, rental properties typically include a refrigerator, stove, oven, washing machine, and dishwasher. Other common appliances may include a microwave, toaster, and coffee maker. Depending on the property, some landlords may also provide air conditioning, heating, and other amenities," said one foreigner living in Bulgaria.
