If you are thinking about moving to Dominica, cost of living in probably a key consideration. Expats commented about the cost of housing:

Generally, the cost of renting a house or apartment in Dominica is relatively affordable compared to other Caribbean countries. Prices range from around $400 USD per month for a basic one-bedroom apartment to upwards of $2,000 USD per month for a luxury villa," said one expat who made the move to Dominica.

Should I buy or rent a home in Dominica?

If you have not spent a lot of time in Dominica, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Dominica can be a great investment, as the country offers a wide range of properties to choose from. The cost of living in Dominica is relatively low, and the country offers a variety of tax incentives for homeowners. Additionally, the country's tropical climate and stunning natural beauty make it an attractive destination for those looking to purchase a home. On the other hand, renting a home in Dominica can be a great option for those who are not ready to commit to a long-term purchase. Renting can provide flexibility and allow you to explore different areas of the country before making a decision. Ultimately, the decision to buy or rent a home in Dominica will depend on your individual needs and preferences," said one person in Dominica.

What do I need to know when buying property in Dominica?

When we asked expats what advice they would give a foreigner before buying a property in Dominica, they said:

"When buying property in Dominica, it is important to understand the local laws and regulations regarding real estate. It is also important to research the area and the property thoroughly to ensure that it meets your needs and expectations. It is also important to hire a qualified lawyer to assist with the purchase process and to ensure that all legal documents are in order. Additionally, it is important to obtain a survey of the property to ensure that it is accurately described and that all boundaries are properly marked. Finally, it is important to obtain title insurance to protect your investment," said one person in Dominica.

Are foreigners allowed to own property in Dominica?

When we asked expats what advice they would give a foreigner before buying a property in Dominica, they said...

"Yes, foreigners are allowed to own property in Dominica. The government of Dominica has established a program called the Citizenship by Investment Program, which allows foreign investors to purchase real estate in the country and receive citizenship in return. The program requires applicants to make a significant financial contribution to the country, which can be done through the purchase of real estate. The real estate must be held for a minimum of three years before the investor can apply for citizenship," explained one foreigner living in Dominica.

What appliances are typically included in a rental?

We asked foreigners in Dominica what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Dominica typically include a refrigerator, stove, oven, and washing machine. Other common appliances may include a microwave, dishwasher, and air conditioning unit. Depending on the property, additional amenities such as a dryer, hot tub, or pool may also be included," explained one person living in Dominica.
