If you are thinking about moving to El Salvador, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in El Salvador varies depending on the location and type of housing. Generally, the cost of renting an apartment in El Salvador is relatively affordable compared to other countries in the region. The average cost of renting a one-bedroom apartment in a city center is around $300 to $400 per month, while the cost of renting a three-bedroom apartment in a city center is around $500 to $600 per month. Outside of the city center, the cost of renting an apartment is usually lower," said one person in El Salvador.

Should I buy or rent a home in El Salvador?

If you have not spent a lot of time in El Salvador, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Bought a house, same process as in Canada, have a lawyer make sure everything is done properly," remarked one member in La Libertad.

"Buying a home in El Salvador can be a great investment, as the country has a growing economy and real estate market. However, it is important to consider the cost of living in El Salvador, as well as the cost of purchasing a home. Renting a home in El Salvador can be a more affordable option, and it can also provide more flexibility if you are not sure how long you will be living in the country. Ultimately, the decision to buy or rent a home in El Salvador should be based on your individual needs and financial situation," explained one expat living in El Salvador.

What do I need to know when buying property in El Salvador?

When we asked expats what advice they would give a foreigner before buying a property in El Salvador, they said:

"1. It is important to research the local laws and regulations regarding property ownership in El Salvador before making any purchase. 2. It is also important to hire a local lawyer to help you understand the legal process and ensure that all documents are in order. 3. It is advisable to obtain a title search to ensure that the property is free of any liens or encumbrances. 4. It is important to be aware of the taxes and fees associated with purchasing property in El Salvador, such as transfer taxes, registration fees, and stamp duty. 5. It is also important to be aware of the local customs and traditions when purchasing property in El Salvador, as these may affect the process. 6. It is important to be aware of the potential risks associated with purchasing property in El Salvador, such as political instability, natural disasters, and crime," wrote one expat who made the move to El Salvador.

Are foreigners allowed to own property in El Salvador?

When we asked expats what advice they would give a foreigner before buying a property in El Salvador, they said...

"Yes, foreigners are allowed to own property in El Salvador. The country has a law that allows foreign nationals to purchase and own real estate in El Salvador. However, the foreign national must obtain a residency permit in order to purchase property. The residency permit is obtained through the Salvadoran Immigration Department. Additionally, the foreign national must have a Salvadoran bank account in order to purchase property," said one foreigner living in El Salvador.

What appliances are typically included in a rental?

We asked foreigners in El Salvador what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In El Salvador, rental properties typically include a refrigerator, stove, oven, and washing machine. Additionally, some properties may include air conditioning units, dishwashers, and other appliances," said one foreigner living in El Salvador.
