Additionally, you can contact local real estate agents who can help you find a suitable place to live. You can also look for classified ads in local newspapers and magazines, or ask around in your local community for recommendations," explained one person living in Fiji.
"Luckily through a friend we got onto a Fijian couple and we rented their kit home on 2 acres - we could not find anything on the internet for the area we wanted to live which was around the Sigatoka area," said one expat in Sigatoka Valley.

What is a typical expat home or apartment like in Fiji?
"It was a kit home brought over from Australia. No expats in the area at all, we actually lived in a fijian village and were the only white people in the valley," said one person in Sigatoka Valley.
"Expat homes and apartments in Fiji are typically modern and comfortable, with air conditioning, a fully-equipped kitchen, and plenty of space for entertaining. Many expats choose to live in gated communities, which offer a sense of security and access to amenities such as swimming pools, gyms, and tennis courts. What is the average cost of housing in Fiji?
If you are thinking about moving to Fiji, cost of living in probably a key consideration. Expats commented about the cost of housing:
"Costs were lower. Our rent was good, markets provided our fruit and vegies. The real cost was buying red meat and getting good quality meat. Got to know our butcher who informed me Thursday was good meat day ! Laws dont allow us to buy housing in Fiji," said one expat who made the move to Sigatoka Valley.
"The cost of housing in Fiji varies depending on the location and type of accommodation. Generally, the cost of renting a house or apartment in Fiji is relatively affordable compared to other countries in the region. Prices for a one-bedroom apartment in a city center can range from around $400 to $800 per month, while a three-bedroom house in a suburban area can cost between $600 and $1,200 per month," explained one foreigner living in Fiji.
Should I buy or rent a home in Fiji?
If you have not spent a lot of time in Fiji, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:
"Buying a home in Fiji can be a great investment, as the country is known for its beautiful beaches, lush rainforests, and vibrant culture. However, it is important to consider the cost of living in Fiji, as well as the availability of housing, before making a decision. Renting a home in Fiji can be a great option for those who are not ready to commit to buying a home, as it allows for more flexibility and can be more cost-effective in the short-term. Ultimately, the decision to buy or rent a home in Fiji should be based on individual needs and preferences," said one person in Fiji.
What do I need to know when buying property in Fiji?
When we asked expats what advice they would give a foreigner before buying a property in Fiji, they said:
"When buying property in Fiji, it is important to research the area and the property thoroughly. Make sure to check the zoning regulations and any restrictions that may apply to the property. It is also important to understand the local laws and regulations regarding property ownership and taxation. It is also important to hire a qualified lawyer to assist with the purchase process and to ensure that all legal documents are in order. Additionally, it is important to obtain a survey of the property to ensure that it is accurately described and that all boundaries are correctly identified. Finally, it is important to obtain title insurance to protect against any potential title defects," wrote one expat who made the move to Fiji.
Are foreigners allowed to own property in Fiji?
When we asked expats what advice they would give a foreigner before buying a property in Fiji, they said...
"Yes, foreigners are allowed to own property in Fiji. Foreigners can purchase freehold land, leasehold land, and strata title units. Freehold land is owned outright by the purchaser, while leasehold land is leased from the government for a period of up to 99 years. Strata title units are units within a larger development, such as an apartment complex, that are owned by the individual. All purchases of property by foreigners must be approved by the Minister of Lands and Mineral Resources," explained one person living in Fiji.
What appliances are typically included in a rental?
We asked foreigners in Fiji what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:
"Rental properties in Fiji typically include a refrigerator, stove, oven, and washing machine. Other common appliances may include a microwave, dishwasher, and air conditioning unit. Depending on the property, additional amenities such as a hot tub, pool, or outdoor kitchen may also be included," explained one foreigner living in Fiji.
