What is a typical expat home or apartment like in Georgia?

What is the average cost of housing in Georgia?

If you are thinking about moving to Georgia, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Georgia is relatively high, with prices varying greatly from city to city. Renting an apartment in the state is generally more expensive than other parts of the United States, with an average middle range price of around $1,000-$1,500 a month. Buying a home can also be expensive, with median list prices of over $200,000. Generally, the more urban and rural areas of the state tend to have higher housing costs than suburban areas," said one person in Georgia Rep.

Should I buy or rent a home in Georgia?

If you have not spent a lot of time in Georgia, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"It is ultimately a personal decision as to whether you buy or rent a home in Georgia. Buying a home in Georgia means you will have to pay closing costs, such as insurance, title search and some other costs, as well as a mortgage. Renting a home in Georgia often does not require a down payment and can provide more flexibility in regards to location, as well as the length of your rental agreement. Consider the costs and benefits of each option in light of your personal budget, needs and preferences to decide the best course of action," explained one person living in Georgia Rep.

What do I need to know when buying property in Georgia?

When we asked expats what advice they would give a foreigner before buying a property in Georgia, they said:

"1. It is important to find a real estate agent who is licensed, experienced, and familiar with the Georgia real estate market. 2. Be sure to read all closing documents for the property carefully before signing them. 3. Get a home inspection done to ensure there are no underlying issues with the property. 4. Consider researching Georgia homestead and exemption laws to determine if you are eligible for property tax breaks. 5. Familiarize yourself with the Georgia Landlord Tenant Act and other tenant and landlord laws in the state. 6. Make sure you understand the purchase agreement and any other legal documents related to the purchase of the property. 7. Research zoning laws in the area to make sure you are compliant. 8. Make sure all reparirs are evidenced in the purchase contract. 9. Have a clear idea of your financing options and research mortgage rates in the market," explained one person living in Georgia Rep.

Are foreigners allowed to own property in Georgia?

When we asked expats what advice they would give a foreigner before buying a property in Georgia, they said...

"Yes, foreigners are allowed to own property in Georgia. According to the Georgian Law on Property, foreign citizens and stateless persons are allowed to own real estate in Georgia, provided that they have a valid residence permit. Foreigners may also purchase land and buildings, but they are not allowed to own agricultural land. Additionally, foreign citizens may acquire ownership of real estate through inheritance or donation," said one person in Georgia Rep.

What appliances are typically included in a rental?

We asked foreigners in Georgia what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"When renting a home in Georgia, most rental properties come equipped with a stove/oven, refrigerator, microwaves and air conditioning. Other commonly included appliances may include a dishwasher, garbage disposal, washing machine and dryer. Depending on the specific property, additional features such as a built-in vacuum system, water softening system and security system may be offered as well," explained one person living in Georgia Rep.
