What do I need to know before moving to Umm Al Quwain?

When we asked people what advice they would give someone preparing to move to Umm Al Quwain, they said:

"Expats moving to Umm Al Quwain should be aware that it is one of the smaller emirates, offering a quieter and more relaxed lifestyle compared to the bustling cities of Dubai and Abu Dhabi. The cost of living is generally lower, with more affordable housing options available. The local culture is deeply rooted in Islamic traditions, and expats are expected to respect these customs, particularly during the holy month of Ramadan. The official language is Arabic, but English is widely spoken, especially in business settings. The climate is hot and dry, with temperatures often exceeding 40 degrees Celsius in the summer. The healthcare system in Umm Al Quwain is of a high standard, with both public and private facilities available. However, it is advisable for expats to have comprehensive health insurance. The UAE has strict laws and regulations, particularly regarding alcohol consumption, dress code, and public behavior. It is important for expats to familiarize themselves with these laws to avoid any legal issues. The education system in Umm Al Quwain offers a variety of options, including public, private, and international schools. The emirate is well-connected by road to the rest of the UAE, making it easy to travel to other cities for work or leisure. However, public transportation within Umm Al Quwain is limited, so having a car can be beneficial. Finally, while Umm Al Quwain offers a peaceful and laid-back lifestyle, it may not offer the same level of entertainment and leisure activities as the larger cities, so expats should be prepared for a quieter pace of life," said one expat in Umm Al Quwain.

How do I find a place to live in Umm Al Quwain?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"Finding a place to live in Umm Al Quwain, involves several steps. First, you need to determine your budget and the type of accommodation you're looking for. This could range from a studio apartment to a villa, depending on your needs and financial capacity. Next, you should research the different neighborhoods in Umm Al Quwain to find one that suits your lifestyle and preferences. Some popular areas include Al Salamah, Al Raas, and Al Aahad. Consider factors such as proximity to work or school, availability of amenities, and the overall safety and cleanliness of the area. Once you've identified potential neighborhoods, you can start your property search. There are several online real estate platforms that list properties for rent or sale in Umm Al Quwain, such as Property Finder, Bayut, and Dubizzle. These websites allow you to filter your search based on location, property type, size, and price range. Alternatively, you can engage the services of a real estate agent. They can provide you with expert advice and guide you through the process, making it less stressful. Make sure to choose a reputable agent who is registered with the Real Estate Regulatory Agency in the UAE. After shortlisting potential properties, arrange for viewings. This will give you a better idea of the property's condition, the neighborhood, and whether it meets your needs and expectations. Once you've found a property you like, you'll need to negotiate the terms of the lease or purchase agreement. This includes the price, duration of the lease (if renting), and any other conditions. Finally, once the agreement is finalized, you'll need to sign the contract and make the necessary payments. If you're renting, this typically includes the first month's rent and a security deposit. If you're buying, you'll need to pay the agreed purchase price and any associated fees. Remember, it's important to read and understand all the terms and conditions before signing any contract. If in doubt, seek legal advice," said one expat in Umm Al Quwain.

They often come fully furnished with contemporary furniture and appliances. The living room is usually large and airy, often with floor-to-ceiling windows that let in plenty of natural light. The kitchen is typically equipped with modern appliances, including a refrigerator, stove, and sometimes a dishwasher. Bedrooms are usually spacious, with built-in wardrobes for storage. Some apartments may also have a master suite with an attached bathroom. Bathrooms are typically modern and clean, often equipped with a shower and bathtub. Many expat homes also come with amenities such as a private balcony or terrace, offering views of the city or the sea. Some apartments may also have access to shared facilities like a swimming pool, gym, or children's play area. The location of these homes is also a key feature. They are often situated in safe and secure residential areas, close to supermarkets, restaurants, and other essential services. Some may be located within expat communities, providing a sense of camaraderie and support. Despite the hot climate of the UAE, these homes are designed to stay cool, often featuring air conditioning and tiled floors. The architecture and design of these homes often reflect a blend of traditional Arabic and modern Western styles, creating a unique living experience. Overall, expat homes in Umm Al Quwain offer a comfortable and convenient living environment, designed to meet the needs of expats living in the UAE," said one expat in Umm Al Quwain.

What is the average cost of housing in Umm Al Quwain?

If you are thinking about moving to Umm Al Quwain, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Umm Al Quwain varies greatly depending on the type and size of the property. For instance, a one-bedroom apartment in the city center may cost significantly less than a large, luxurious villa in a prime location. However, on average, housing in Umm Al Quwain is generally considered to be more affordable compared to other emirates in the UAE. As of recent data, the cost of renting a one-bedroom apartment in the city center is typically lower, while larger three-bedroom apartments and villas can command higher prices. The cost of buying property in Umm Al Quwain also varies, but is generally lower compared to cities like Dubai and Abu Dhabi," said one expat in Umm Al Quwain.

Should I buy or rent a home in Umm Al Quwain?

If you have not spent a lot of time in Umm Al Quwain, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"The decision to buy or rent a home in Umm Al Quwain, depends on several factors. If you plan to stay in the area for a long time, buying a home could be a good investment. Owning a property allows you to build equity over time and could provide a sense of stability and permanence. However, buying a home also comes with responsibilities such as maintenance, repairs, and property taxes. It also requires a significant upfront cost, including a down payment, closing costs, and moving expenses. On the other hand, renting a home in Umm Al Quwain could be a better option if you're not sure about your long-term plans or if you prefer not to deal with the responsibilities of homeownership. Renting can offer more flexibility, as it's easier to move if you need to relocate for work or other reasons. Renting can also be more affordable in the short term, as it typically requires less upfront cost than buying. However, it doesn't allow you to build equity and the monthly rent could increase over time. In conclusion, the decision to buy or rent a home in Umm Al Quwain, UAE, should be based on your financial situation, long-term plans, and personal preferences. It's recommended to consult with a real estate professional or financial advisor to help make the best decision for your circumstances," said one expat in Umm Al Quwain.

What should I pack when moving to Umm Al Quwain?

We asked people living in Umm Al Quwain to list three things they wish they had brought and three they wish they had left behind. They responded:

"When moving to Umm Al Quwain, it's important to pack lightweight and breathable clothing due to the hot and humid climate. You should also pack a good supply of sunscreen, sunglasses, and a hat to protect yourself from the intense sun. Remember to pack modest clothing as well, respecting the local culture and customs. This includes long skirts, trousers, and shirts that cover your shoulders for women, and long trousers and shirts for men. Pack your essential documents such as passport, visa, driver's license, and medical records. Also, bring any necessary prescription medications along with the prescription itself. Don't forget to pack your electronics like your laptop, phone, chargers, and an adapter as the UAE uses a different plug type. If you're planning to swim, pack a swimsuit, but remember that modesty is key, so avoid very revealing swimwear. Pack a good pair of comfortable shoes for walking around, as well as a pair of sandals for the beach. Bring toiletries, but keep in mind that most items can be purchased there. However, if you have specific brands you prefer, it's better to bring them with you. Lastly, pack some home comforts to help you settle in, such as photos, favorite snacks, or anything else that might make your new place feel more like home," remarked one expat who made the move to Umm Al Quwain.

What cultural faux pas should I try to avoid making in Umm Al Quwain?

We asked people in Umm Al Quwain if they could share any humorous cultural blunders they commited. For new expats, keep in mind that these incidents are an inevitable part of expat life. Learning to laugh about them is the key!:

"In Umm Al Quwain, it is considered disrespectful to show public displays of affection. This includes hugging, kissing, or even holding hands in public. It's also important to dress modestly, especially for women, as revealing clothing can be seen as offensive. Avoid using your left hand for eating or passing objects, as it is considered unclean. Do not consume alcohol in public places, as it is illegal and can lead to severe penalties. Also, avoid eating, drinking, or smoking in public during the holy month of Ramadan, as it is considered disrespectful. Avoid criticizing or making negative comments about the UAE government, the royal families, local customs, and religions. Freedom of speech is not as widely accepted as in some western countries, and such actions could lead to legal trouble. Do not take photographs of people, especially women, without their permission. It is considered a serious invasion of privacy. Also, avoid photographing government buildings, military installations, and airports, as it can be seen as a security threat. Avoid making any gestures that could be interpreted as obscene or offensive. This includes pointing your foot or showing the sole of your shoe to someone, which is considered a sign of disrespect. Lastly, always be punctual for meetings and appointments. Being late is seen as a sign of disrespect. However, understand that the concept of time may be more relaxed in the UAE, and your hosts may not always be on time," explained one expat living in Umm Al Quwain, the UAE.
