What do I need to know before moving to Denarau Island?

When we asked people what advice they would give someone preparing to move to Denarau Island, they said:

"Denarau Island, is a popular destination for expats due to its beautiful beaches, warm climate, and friendly locals. Before moving to Denarau Island, it's important to understand the cost of living, which can be higher than in other parts of Fiji due to its status as a tourist destination. The official language is English, but the local dialect, Fijian, is also widely spoken. Learning a few basic phrases in Fijian can be helpful and appreciated by the locals. The island is known for its luxury resorts and villas, so housing options may be more limited and expensive compared to other areas. However, the amenities and services provided often justify the cost. Healthcare facilities in Fiji are adequate for routine problems, but serious conditions may require evacuation to Australia or New Zealand. Therefore, comprehensive health insurance that covers medical evacuation is highly recommended. The Fijian culture is deeply rooted in community and respect for others. It's important to understand and respect local customs and traditions. The climate is tropical with a warm and wet season from November to April and a cooler, drier season from May to October. It's important to be prepared for tropical storms and cyclones, which can occur during the wet season. While Fiji is generally safe, petty crime can be an issue. It's advisable to take standard precautions to protect your belongings. The island is well-connected with the mainland by a causeway, making it easy to explore other parts of Fiji. Finally, while Fiji has a laid-back lifestyle, it's important to remember that work permits are required for expats planning to work in the country," explained one expat living in Denarau Island, Fiji.

How do I find a place to live in Denarau Island?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"Finding a place to live in Denarau Island, involves several steps. First, you need to determine your budget and the type of accommodation you're looking for. This could range from a luxury villa to a more modest apartment or house. Next, you should research the different areas of Denarau Island to find a location that suits your lifestyle and preferences. Some people might prefer a quiet, secluded area, while others might want to be close to amenities like shops, restaurants, and beaches. Once you have a clear idea of what you're looking for, you can start your search. There are several online real estate platforms that list properties for rent or sale in Denarau Island, such as Housing Paradise, Property.com.fj, and Bayleys Real Estate Fiji. These websites allow you to filter your search based on factors like price, location, and property type. In addition to online searches, you might also want to consider hiring a local real estate agent. They can provide valuable insight into the local market, help you negotiate prices, and guide you through the process of renting or buying a property in Fiji. Before making a decision, it's important to visit the property in person. This will give you a better sense of the property's condition, its proximity to amenities, and the neighborhood in general. Finally, once you've found a property you're interested in, you'll need to understand the legal requirements for renting or buying property in Fiji. This may involve hiring a lawyer to help with the paperwork. Remember, moving to a new country can be a complex process, so it's important to do thorough research and seek professional advice if needed," said one expat in Denarau Island.

They often feature modern architecture and are equipped with all the necessary amenities such as air conditioning, high-speed internet, and modern kitchen appliances. Many of these homes have multiple bedrooms and bathrooms, making them suitable for families or individuals who frequently have guests. The interiors of these homes are often tastefully decorated, reflecting the tropical and relaxed lifestyle of Fiji. They often feature large windows and balconies to allow for plenty of natural light and to offer stunning views of the surrounding landscapes, which may include the ocean, golf courses, or lush gardens. Many expat homes in Denarau Island also come with private outdoor spaces such as gardens, patios, or even swimming pools. These outdoor areas often feature comfortable seating and dining areas, perfect for entertaining guests or enjoying the warm Fijian weather. In terms of location, these homes are often situated within gated communities or resorts, providing a secure and exclusive living environment. These communities often offer additional amenities such as fitness centers, restaurants, and access to golf courses or private beaches. Despite their luxurious features, these homes often incorporate elements of traditional Fijian design, such as thatched roofs or wooden structures, blending modern comfort with local culture and aesthetics," said one expat who made the move to Denarau Island.

What is the average cost of housing in Denarau Island?

If you are thinking about moving to Denarau Island, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Denarau Island can vary greatly depending on the type of property. For a luxury villa or a beachfront property, prices can reach into the millions. However, more modest homes or apartments can be found at lower prices, typically in the hundreds of thousands. It's also important to note that many properties in Denarau Island are sold as leasehold, rather than freehold, which can impact the overall cost," said one expat in Denarau Island.

Should I buy or rent a home in Denarau Island?

If you have not spent a lot of time in Denarau Island, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"The decision to buy or rent a home in Denarau Island, depends on your personal circumstances, financial situation, and long-term plans. If you plan to stay in the area for an extended period and have the financial means, buying a home could be a good investment, as it allows you to build equity and potentially benefit from the appreciation of property values. Additionally, owning a home provides stability and the freedom to make changes to the property as you see fit. On the other hand, if you are unsure about your long-term plans or prefer not to commit to a large financial investment, renting may be a better option. Renting a home in Denarau Island offers flexibility, as you can easily move if your circumstances change or if you decide to explore other parts of Fiji. Renting also allows you to avoid the responsibilities and costs associated with homeownership, such as maintenance, repairs, and property taxes. Ultimately, the choice between buying and renting a home in Denarau Island, Fiji, comes down to your personal preferences, financial situation, and future plans. Consider your options carefully and consult with a local real estate agent to help you make the best decision for your needs," remarked one expat who made the move to Denarau Island.

What should I pack when moving to Denarau Island?

We asked people living in Denarau Island to list three things they wish they had brought and three they wish they had left behind. They responded:

"When moving to Denarau Island, you should pack lightweight and breathable clothing due to the tropical climate. Include items such as shorts, t-shirts, and sundresses, as well as a light jacket or sweater for cooler evenings. Swimwear is a must for enjoying the beautiful beaches and resort pools. Pack a good pair of walking shoes or sandals suitable for exploring the island and participating in outdoor activities. Don't forget to pack plenty of sun protection, including a wide-brimmed hat, sunglasses, and high-SPF sunscreen. You may also want to bring a reusable water bottle to stay hydrated, and insect repellent to protect against mosquitoes. If you plan on dining at upscale restaurants or attending special events, pack a few dressier outfits. Remember to bring all necessary travel documents, such as your passport, driver's license, and any necessary visas or vaccination records. Also, pack any prescription medications you take regularly, along with a basic first-aid kit. Lastly, consider packing a power adapter for your electronics, as the power outlets in Fiji may be different from those in your home country," said one expat in Denarau Island.

What cultural faux pas should I try to avoid making in Denarau Island?

We asked people in Denarau Island if they could share any humorous cultural blunders they commited. For new expats, keep in mind that these incidents are an inevitable part of expat life. Learning to laugh about them is the key!:

"When visiting Denarau Island in Fiji, it's important to respect the local customs and traditions. Dress modestly, especially when visiting villages or religious sites. Revealing clothing is considered disrespectful. Always ask for permission before taking photographs of locals, as some Fijians consider it disrespectful to have their picture taken without consent. Avoid touching someone's head, as it is considered a sacred part of the body in Fijian culture. When visiting a village, it is customary to bring a gift of kava, a traditional Fijian drink, for the village chief. Avoid walking through villages at night, as it is considered disrespectful. Do not sit with your feet pointed towards others, as this is considered rude. Avoid raising your voice or showing anger in public, as Fijians value calm and respectful behavior. Do not enter a house or a room before the eldest person. It's a sign of respect to let the eldest go first. Avoid eating or drinking while walking around, as it is considered impolite. Remember to always use your right hand when giving or receiving items, as the left hand is considered unclean. Lastly, respect the environment. Do not litter or damage natural resources. Fijians have a deep respect for nature and expect visitors to do the same," said one expat in Denarau Island.
