The average cost to buy a nice 2 bedroom home in Shanghai is around $400,000 USD, and a nice 3 bedroom home is around $600,000 USD. These properties typically include modern amenities such as air conditioning, central heating, and high-speed internet. Foreigners are allowed to purchase properties in Shanghai, but there are restrictions on the size and type of property that can be purchased. For example, foreigners are not allowed to purchase properties larger than 140 square meters. When searching for a home to buy in Shanghai, expats should consider their budget, desired location, and the type of property they are looking for. It is also important to research the local real estate market and consult with a real estate agent to ensure that the property is in good condition and meets all legal requirements.

How do I find a place to live in Shanghai?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"If you are looking for a place to live in Shanghai, there are many options available. You could look for a place to rent through a real estate agent or apartment-finding websites such as Danke Apartment, Sango, and 5i5j. You could also search for a shared accommodation through sites such as Shanghai Furnished Apartment, Spare Room, and Airbnb. Alternatively, you could look for serviced apartments with facilities like on site gym and swimming pool, which can be viewed online on the sites of SuperBrand Mall, Shanghai City Apartment, and Oakwood Asia. You can also consider staying in hostels or hotels for short-term stays," said one person in Shanghai, China.

"We lived in Shanghai before and wanted to start living in a familiar place, so we picked a neighborhood that we used to go to a lot," said one expat who made the move to Shanghai.

What is a typical expat home or apartment like in Shanghai?

"Apartment in Chinese apartment building that is 6 floors tall. Yes, there are many embassies in this neighborhood so there are many expats and geopats here," said one expat in Shanghai.

"Expat homes and apartments in Shanghai are typically modern, luxurious and spacious. Most expats experience a high quality of life with amenities ranging from swimming pools, spas and gyms to international restaurants, supermarkets and shopping malls. Expat apartments are typically well-furnished and feature a variety of modern appliances and fixtures, as well as convenient access to public transportation and popular city attractions. Many of the apartments also feature outstanding views of the city skyline or surrounding greenery," remarked one member in Shanghai, China.

What is the average cost of housing in Shanghai?

If you are thinking about moving to Shanghai, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Shanghai is typically higher than in other parts of the country, due to the city's popularity and the resulting high demand. Average rental prices vary significantly based on location, age, and quality of the home, but generally range from medium-priced apartments to luxury villas," explained one expat living in Shanghai, China, China.

"Higher with less quality BUT the wages are much, much higher than the same job back home. One bedroom apartments can range from 5-14, 000 rmb per month, depending on location, type of building, furnishings, etc," said one person in Shanghai.

Should I buy or rent a home in Shanghai?

If you have not spent a lot of time in Shanghai, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"When considering whether to buy or rent a home in Shanghai, it is important to weigh the advantages and disadvantages of both options. Buying a home in Shanghai can provide an owner with stability and long term asset appreciation. However, there will be large upfront costs for a downpayment and closing costs. Furthermore, there will be ongoing maintenance and utilities costs associated with ownership. Renting a home in Shanghai, on the other hand, can provide flexibility and convenience. Tenants may only have to put down a security deposit, but they may also have to have a co-signer. The biggest disadvantage associated with renting is that tenants will not have asset appreciation in the long term. Ultimately, it is important to assess one’s financial goals and situation in order to determine the best option of whether to buy or rent a home in Shanghai, China," explained one expat living in Shanghai, China, China.

What do I need to know when buying property in Shanghai?

When we asked expats what advice they would give a foreigner before buying a property in Shanghai, they said:

"1. It is important to research the local market and understand the current trends in the area before making a purchase. 2. It is important to understand the legal requirements for purchasing property in Shanghai, including any restrictions on foreign ownership. 3. It is important to be aware of the taxes and fees associated with purchasing property in Shanghai, such as the deed tax, registration fee, and stamp duty. 4. It is important to be aware of the local infrastructure and amenities in the area, such as transportation, schools, and hospitals. 5. It is important to be aware of the local regulations and laws regarding property ownership and rental agreements. 6. It is important to be aware of the potential risks associated with purchasing property in Shanghai, such as natural disasters, political instability, and economic downturns. 7. It is important to work with a reputable real estate agent or lawyer to ensure that all legal requirements are met and that the purchase is conducted in a safe and secure manner," explained one foreigner living in Shanghai, China.

Are foreigners allowed to own property in Shanghai?

When we asked expats what advice they would give a foreigner before buying a property in Shanghai, they said...

"Yes, foreigners are allowed to own property in Shanghai. According to the Chinese government, foreign citizens, companies, and other organizations are allowed to purchase real estate in China, including in Shanghai. However, there are certain restrictions in place, such as the fact that foreign citizens are only allowed to purchase one residential property in Shanghai. Additionally, foreign citizens are not allowed to purchase agricultural land or land designated for military use," said one foreigner living in Shanghai, China.

What appliances are typically included in a rental?

We asked foreigners in Shanghai what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In a rental property in Shanghai, tenants can typically expect to find a refrigerator, washing machine, air conditioner, water heater, and stove. Additionally, some properties may also include a microwave, dishwasher, and other small appliances," said one foreigner living in Shanghai, China.

Additionally, expats can contact local real estate agents who are familiar with the area and can provide advice on the best neighborhoods and properties. Expats can also search for homes through online classifieds, such as Craigslist, or by attending open houses and property viewings. Finally, expats can join expat forums and ask for advice from other expats who have already gone through the process of finding a home in Shanghai," explained one person living in Shanghai, China.
