"Our first home in Costa Rica (CR) was strictly by word of mouth. We had lived in the area for a few months and told just as many people we trusted that we were looking. In just a few months time, we looked at many properties. We got to know the area very well by renting so we knew the neighborhoods we liked and knew what a good price was to pay. We were in no hurry as we were renting at the time so we didn't appea anxious or desperate to the seller. The purchasing process was a breeze. After 8 years in that same location and home, we decided we wanted a quieter area and we finally were able to realize our original dream of having a water view property. 17 years total in CR ... it's working for us," said one expat in Playa Hermosa de Jaco.

"A typical expat home or apartment in Playa Jaco will often feature modern, luxurious amenities such as stainless steel appliances, granite countertops, and high-end furniture. There are plenty of new and updated homes and condos available, often with a private pool and terrace. Most buildings or developments also offer a secure environment with 24-hour security, plenty of parking, and on-site amenities such as a gym, pool, and other recreation areas. Many of the homes and apartments also have lawns or gardens to create a pleasant outdoor living environment. "We live in single family home in a remote and mountainous area. The other homes in the neighborhood are the same. However, the beach closest to us is primarily condos due to the proximity to the water. "Our housing costs are lower than in the states. Taxes are very inexpensive in CR and the taxes in the states substantially higher. Private home insurance is less expensive in Costa Rica from our experience. It is very hard to determine the average cost of housing. In this area, the closer the location to the beach, the higher the price. Direct waterfront may cost well over $500,000 to the millions depending on amenities. However in a lower profile condo building with less amenities, you can absolutely find something at half that price. Knowing the market is really key here and return on investment must be weighed in if you plan to rent the unit, seasonally or long term," said one expat who made the move to Playa Hermosa de Jaco.

"The average cost of housing in Playa Jaco varies depending on the type and location of the property. Generally speaking, accommodation in Playa Jaco can range from budget-friendly hostels and apartments to luxury villas, condos and beachfront homes," explained one foreigner living in Playa Jaco, Costa Rica.

"We purchased our own home. This was an easy process as you do not need to be a resident to own property in Costa Rica. However, I would advise anyone whether renting or purchasing property to hire a reputable attorney to assist with the process," said one person in Playa Hermosa de Jaco.

"Whether you should buy or rent a home in Playa Jaco depends on your individual circumstances. If you are looking for a long-term investment or want to become a permanent resident, buying is likely the beneficial option. Buying will ensure you have a permanent place to stay, can use the home for vacation getaways, and may give you the opportunity to make a financial return if you decide to rent the property out when you’re not using it. On the other hand, if your plans are more short-term or you want to live somewhere but don’t feel comfortable making a longer-term commitment, then renting may be a better option. It will give you flexibility and often require less upfront costs than purchasing a home. Ultimately, you should weigh your own pros and cons to decide which option is best for you," said one expat who made the move to Playa Jaco.

"When buying property in Playa Jaco, it is important to research the area and the local laws and regulations. It is also important to understand the local real estate market and to work with a reputable real estate agent or lawyer who is familiar with the area. Additionally, it is important to understand the costs associated with purchasing property in Costa Rica, such as taxes, closing costs, and other fees. Finally, it is important to ensure that the property is properly inspected and that all necessary paperwork is in order before making a purchase," said one in Playa Jaco.

"Know the neighborhoods and price ranges is key! Spend as much time as possible in your desired area or neighborhood. Go at night especially. Is the neighborhood safe, noisy, close to a nightclub? If you want to live in a condominium complex, observe the type of clientele it attracts in their rental pool. And in this case, find out how much turnover there is (daily, weekly, monthly) As Jaco is a tourist town, make sure your visit your desired neighborhood during "high season" and especially Easter and Christmas holidays as the busiest two weeks of the year," explained one expat in Playa Jaco.

"Yes, foreigners are allowed to own property in Playa Jaco. The country has a law known as the "Ley de la Reforma Agraria" which allows foreign citizens to purchase and own property in Costa Rica. The law also allows foreign citizens to obtain a mortgage from a Costa Rican bank to purchase property. However, foreign citizens must obtain a residency visa in order to purchase property in Costa Rica. Additionally, foreign citizens must register the property in their name with the Costa Rican government," explained one foreigner living in Playa Jaco, Costa Rica.

"Absolutely not. Foreigners can purchase property in Costa Rica. You do not need to be a citizen or resident. If you have the money, look and purchase to your content," said one in Playa Jaco.

"Generally rental properties are fully applianced. Lower scale rental units will have the basics, no dishwasher, possibly only a stove top and not an oven. A washer may be included but generally not a dryer. On the higher end scale, these will be fully appliances with American style refrigerator, stove/oven, dishwasher, microwave and washer/dryer. Be especially observant if the condo complex has a community área with tables, chairs, sink/wáter availability, bathrooms and BBQ grill. This is especially attractive for entertaining friends and family," said one in Playa Jaco (Jaco Beach).

"Rental properties in Playa Jaco typically include a refrigerator, stove, oven, and washing machine. Additionally, some properties may include a dishwasher, microwave, and air conditioning unit," explained one expat in Playa Jaco.

All realtors have listing pages on their business window so simply walking thru the city and looking at listings in this manner gives a buyer a good education on what your money will purchase. Another very attractive way to find property is thru real estate listings on Facebook. There are multiple sites offering seasonal and full time rentals along with homes for sale. Don't discount "Word of Mouth" either! Frequent any restaurant/bar that the expats gather and let it be known that you are looking! You will get many responses and in a city of 12,000 people the word travels quickly," explained one foreigner living in Playa Jaco, Costa Rica.
