This city is known for its warm climate, beautiful beaches and inclusive community, so it's no wonder that expats are drawn here," remarked one member in Salinas, Ecuador.

"In Salinas you also can find less crowded areas away from the busy weekend tourism and noise. Little known is Porto Lucia a 15 min drive from the Malecon of Salinas. Here you can find quiet beachfront living with modern furnished condos on beachfront with all the amenities of the crowded Salinas tourist area & walking distance to the largest mall in the area. "The average cost of housing in Salinas is relatively affordable and varies depending on location and size. The cost usually ranges from $300 to $600 per month for an apartment or house in the city center, with larger homes and beachfront locations costing more. Prices are lower outside of downtown Salinas," said one person in Salinas, Ecuador.

"They are much lower. The average cost is hard to say because the range is so broad depending on what you want. I will say the property taxes are 1% of the purchase price per year," said one expat who made the move to Salinas.

Should I buy or rent a home in Salinas?

If you have not spent a lot of time in Salinas, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a property in Salinas is an attractive option for potential owners as it offers a variety of options; you can choose to live in the city centre where all the amenities are close by, or you can buy a property further out in the countryside and enjoy the tranquillity. Renting offers a more flexible and cost-effective solution if you're looking for a short-term stay, but if you're planning on living in the area for a long period of time, then purchasing a property may be the better option. Consider your budget when making the decision, and if you're unsure, speak to local real estate agents to get an assessment of the market," said one person in Salinas, Ecuador.

What do I need to know when buying property in Salinas?

When we asked expats what advice they would give a foreigner before buying a property in Salinas, they said:

"When buying property in Salinas, it is important to research the local market and understand the legal requirements for purchasing property. It is also important to be aware of the local taxes and fees associated with buying property, as well as any restrictions on foreign ownership. It is also important to ensure that the property is in good condition and that all necessary paperwork is in order. Additionally, it is important to be aware of the local infrastructure and services available in the area, such as access to water, electricity, and other utilities. Finally, it is important to be aware of the local culture and customs, as well as any potential risks associated with buying property in Salinas, Ecuador," said one expat in Salinas.

Are foreigners allowed to own property in Salinas?

When we asked expats what advice they would give a foreigner before buying a property in Salinas, they said...

"Yes, foreigners are allowed to own property in Salinas. According to the Ecuadorian Constitution, foreign citizens are allowed to purchase and own real estate in the country. However, they must obtain a visa and register with the Ecuadorian government in order to do so. Additionally, foreigners are not allowed to own land within 50 kilometers of the coast or 100 kilometers of the border," said one person in Salinas.

What appliances are typically included in a rental?

We asked foreigners in Salinas what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Salinas, rental properties typically include a refrigerator, stove, oven, washing machine, and dryer. Additionally, some properties may include a microwave, dishwasher, and air conditioning unit," remarked one foreigner who made the move to Salinas.
