What is a typical expat home or apartment like in Suva?

If you have not spent a lot of time in Suva, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Suva can be a great investment, as the city is a popular tourist destination and the real estate market is growing. However, it is important to consider the cost of living in Suva, as well as the cost of purchasing a home. Renting a home in Suva can be a more affordable option, and it can also provide more flexibility if you are not sure how long you will be staying in the city. Ultimately, the decision to buy or rent a home in Suva should be based on your individual needs and budget," remarked one foreigner who made the move to Suva.

What do I need to know when buying property in Suva?

When we asked expats what advice they would give a foreigner before buying a property in Suva, they said:

"When buying property in Suva, it is important to research the local market and familiarize yourself with the laws and regulations governing property ownership in the country. It is also important to understand the local customs and culture, as well as the cost of living in the area. It is also important to consider the availability of public services such as water, electricity, and sewage, as well as the quality of the infrastructure in the area. Additionally, it is important to consider the safety and security of the area, as well as the potential for natural disasters. Finally, it is important to consult with a qualified real estate agent or lawyer to ensure that the purchase process is conducted legally and properly," remarked one foreigner who made the move to Suva.

Are foreigners allowed to own property in Suva?

When we asked expats what advice they would give a foreigner before buying a property in Suva, they said...

"Yes, foreigners are allowed to own property in Suva. However, there are certain restrictions and regulations in place. Foreigners can purchase freehold land, which is privately owned and can be bought and sold without restrictions. But, they cannot purchase native land or crown land, which make up a significant portion of Fiji's land. Foreigners are required to obtain approval from the Fiji Land Department and meet specific investment criteria, such as a minimum investment amount. Additionally, foreigners may face higher stamp duty and taxes when purchasing property in Fiji. It is advisable for foreigners to consult with a local attorney or real estate agent to navigate the property buying process in Suva, Fiji," said one foreigner living in Suva, Fiji.

What appliances are typically included in a rental?

We asked foreigners in Suva what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In a rental property in Suva, tenants can typically expect to find a refrigerator, stove, oven, and washing machine. Other common appliances include a microwave, dishwasher, and air conditioning unit. Depending on the property, tenants may also find a clothes dryer, water heater, and other small appliances," said one expat in Suva.
