"The average cost of housing in Tbilisi is relatively low compared to other bigger cities. It is noted that many expats and locals alike find purchasing or renting apartments to be quite affordable. The popular neighbourhoods in Tbilisi vary in price range but generally, one could get a one-bedroom apartment in the city centre for around 500 to 700 USD a month. For those looking for a cheaper alternative, there is also the option to rent a room or shared apartment which typically costs around 200 to 350 USD a month," remarked one member in Tbilisi, Georgia Rep.

Should I buy or rent a home in Tbilisi?

If you have not spent a lot of time in Tbilisi, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"It is important to consider your lifestyle and financial situation when deciding between buying and renting a home in Tbilisi. Renting offers flexibility, as it allows you to move from place to place as desired. However, it may also be more expensive as you will have to pay a fixed rent every month and will not benefit from any potential appreciation of the value of the property. Buying a home in Tbilisi may be a good investment if you are looking for a long-term residence. You will not have to worry about rent increases and could potentially benefit from appreciation of the property’s value. However, it will also require a large financial commitment and could take longer to sell in the event of a move. Ultimately, the decision between buying or renting a home in Tbilisi, Georgia Rep should be made after thoroughly researching the pros and cons of each option," explained one person living in Tbilisi, Georgia Rep, Georgia.

What do I need to know when buying property in Tbilisi?

When we asked expats what advice they would give a foreigner before buying a property in Tbilisi, they said:

"When buying property in Tbilisi, Georgia, it is important to understand the local real estate industry. Research the area and available properties before making any major decisions. Additionally, know the transaction fees, taxes, and other costs involved with purchasing property as well as the rules for foreign ownership in the area. It is always recommended to seek the counsel of an experienced lawyer, who can provide advice about the risks and benefits of buying property in Tbilisi. Additionally, be sure to verify the ownership and documentation of the property before making any legal commitments," said one person in Tbilisi.

Are foreigners allowed to own property in Tbilisi?

When we asked expats what advice they would give a foreigner before buying a property in Tbilisi, they said...

"Yes, foreigners are allowed to own property in Tbilisi. According to the Georgian Law on Property, foreign citizens and stateless persons are allowed to own real estate in Georgia, including in Tbilisi. However, they must obtain a permit from the Ministry of Justice in order to do so. Additionally, foreign citizens and stateless persons are not allowed to own agricultural land in Georgia," wrote one expat who made the move to Tbilisi.

What appliances are typically included in a rental?

We asked foreigners in Tbilisi what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Many rental properties in Tbilisi come standard with a refrigerator, oven, stove, and dishwasher. Depending on the property, some may also include a washing machine and dryer. A few owners may even provide basic cooking utensils, dishware, and other small appliances such as a microwave or toaster," explained one expat in Tbilisi.
