These properties typically include modern amenities such as air conditioning, hot water, and a kitchen. There are no restrictions on foreign ownership for properties in Batam. An expat should search for a home to buy in Batam by researching the different neighborhoods and their amenities, as well as looking at listings online and in local newspapers. It is also important to visit the area in person to get a better feel for the area and to meet with real estate agents.

How do I find a place to live in Batam?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"One of the best ways to find a place to live in Batam is to search online for rental listings. There are many websites that offer listings for apartments, houses, and other types of accommodation in Batam. Additionally, you can also search for rental listings on social media platforms such as Facebook and Instagram. Additionally, you can also ask around in the local community for recommendations on places to rent. Finally, you can also contact local real estate agents who can help you find a suitable place to live in Batam," said one expat who made the move to Batam.

"I looked around and used local housing agents for my first house, which I overpaid on significantly. The next house was a much better deal, though still had to pay 1 year in advance," explained one foreigner living in Batam, Indonesia.

What is a typical expat home or apartment like in Batam?

"3 bedroom, 2.5 bath, driveway, not much of a yard. This is pretty typical for the area, and a lot of expats live in this area," said one person in Batam.

"Expat homes and apartments in Batam are typically modern and comfortable, with air conditioning, cable TV, and internet access. Many expats choose to live in gated communities, which offer a range of amenities such as swimming pools, gyms, and playgrounds. Expat apartments often come with balconies, offering views of the city or the sea. Furnished apartments are also available, providing a convenient option for those who don't want to bring their own furniture," said one expat who made the move to Batam.

What is the average cost of housing in Batam?

If you are thinking about moving to Batam, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Batam varies depending on the location and type of accommodation. Generally, the cost of renting a house or apartment in Batam is relatively affordable compared to other cities in Indonesia. Prices range from around $200 to $1,000 per month, depending on the size and amenities of the property," said one expat who made the move to Batam.

Should I buy or rent a home in Batam?

If you have not spent a lot of time in Batam, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Batam can be a great investment, as the city is growing rapidly and property values are increasing. However, it is important to consider the cost of living in Batam, as well as the availability of rental properties. Renting a home in Batam can be a great option for those who are not ready to commit to buying a home, as it allows for more flexibility and can be more cost-effective in the short-term. Ultimately, the decision to buy or rent a home in Batam should be based on individual needs and preferences," said one person in Batam.

What do I need to know when buying property in Batam?

When we asked expats what advice they would give a foreigner before buying a property in Batam, they said:

"1. It is important to research the local laws and regulations regarding property ownership in Batam. 2. It is advisable to hire a local lawyer to help you understand the legal process of buying property in Batam. 3. It is important to understand the local market and the current prices of properties in Batam. 4. It is important to inspect the property thoroughly before making a purchase. 5. It is important to understand the local taxes and fees associated with buying property in Batam. 6. It is important to understand the local customs and culture when buying property in Batam. 7. It is important to understand the local banking system and the process of transferring funds when buying property in Batam. 8. It is important to understand the local rental market and the potential for rental income when buying property in Batam," said one foreigner living in Batam, Indonesia.

Are foreigners allowed to own property in Batam?

When we asked expats what advice they would give a foreigner before buying a property in Batam, they said...

"Foreigners are allowed to own property in Batam, but there are certain restrictions and regulations in place. Foreigners cannot directly own freehold land; instead, they can acquire property through a leasehold or a right-to-use title. The leasehold title allows foreigners to lease the land for an initial period of 25 years, which can be extended for another 20 years and then for an additional 25 years. The right-to-use title grants the foreigner the right to use the land for a specified period, usually up to 80 years. Additionally, foreigners can own apartments or condominiums through a strata title, which allows them to own the property for up to 70 years. It is essential for foreigners to consult with a local property lawyer to ensure compliance with Indonesian property laws and regulations," wrote one expat who made the move to Batam.

What appliances are typically included in a rental?

We asked foreigners in Batam what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In a rental property in Batam, tenants can typically expect to find a refrigerator, stove, washing machine, and air conditioning unit. Other common appliances that may be included are a microwave, water heater, and television," said one person in Batam.

"Expats searching for homes in Batam often start by browsing online property websites and local classifieds to get an idea of the housing market. They may also join expat forums and social media groups to seek advice and recommendations from fellow expats who have already gone through the process. Additionally, they can reach out to local real estate agents who are familiar with the area and can help them find a suitable home. Visiting the area in person and exploring different neighborhoods can also be helpful in finding the perfect home. Networking with locals and other expats can lead to potential housing opportunities that may not be advertised online. Finally, considering factors such as proximity to work, schools, and amenities can help expats narrow down their search and find a home that meets their needs," said one in Batam.
