When we asked expats what advice they would give a foreigner before buying a property in Abidjan, they said:

"When buying property in Abidjan, it is important to ensure that all paperwork relating to the ownership of the property is in order and legally registered with the local authorities. It is also important to research local laws and regulations governing new construction, tenant leases, and other factors that may affect ownership of the property. It is essential to engage the services of a lawyer who is experienced in Ivory Coast property law to assist with the purchase process and to ensure that all legal requirements are satisfied. Additionally, it is beneficial to have a trusted local contact to assist with navigating the city’s cultural and business norms. Additionally, it is useful to consult with real estate agents in the area for reliable advice about the current property market," said one expat in Abidjan.

Are foreigners allowed to own property in Abidjan?

When we asked expats what advice they would give a foreigner before buying a property in Abidjan, they said...

"Yes, foreigners are allowed to own property in Abidjan. However, the process of acquiring property can be complex and time-consuming. It is essential for foreigners to work with a local lawyer or notary to navigate the legal requirements and ensure proper documentation. Additionally, it is important to note that land ownership in Ivory Coast is subject to certain restrictions, such as the requirement to develop the land within a specified period. Failure to do so may result in the land being reclaimed by the government. Despite these challenges, many foreigners have successfully purchased property in Abidjan and other parts of the country," explained one person living in Abidjan, Ivory Coast.

What appliances are typically included in a rental?

We asked foreigners in Abidjan what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Abidjan typically come with essential kitchen appliances such as a stove, refrigerator, and microwave. Additionally, washing machines and other laundry facilities are often available. Furnished or semi-furnished rentals may include items such as beds, dressers, armchairs, tables and other pieces of furniture. Air conditioning is also a common amenity in rental homes in the area. Décor pieces, such as curtains, rugs, and artwork, may be included depending on the specific property," explained one expat in Abidjan.

Additionally, they may seek the assistance of a local real estate agent who is familiar with the area and can help them navigate the housing market. Expats often consider factors such as proximity to work, international schools, safety, and access to amenities when searching for a home. They may also visit the neighborhoods they are interested in to get a feel for the area and view potential properties in person. Networking with other expats and locals can also be helpful in finding housing opportunities that may not be advertised online," wrote one expat who made the move to Abidjan.
