How do I find a place to live in Playa del Carmen?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"I hired a taxi/guide/realtor service to show me around the various neighborhoods. I was given the history and current makeup of the communities. I was able to determine which were popular for families, pets and parties. I kept hunting until I found the perfect place for me," said one expat who made the move to Playa del Carmen.

"One of the best ways to find a place to live in Playa del Carmen is to research online. There are numerous websites and apps specifically designed to help people find rentals in the area. Additionally, you can speak to locals who are currently renting and ask for advice, or directly contact landlords or property managers in the area. You can also check newspapers and other local publications for listings. Finally, attending open houses can give you the opportunity to tour various homes and apartments and pick the one that best suits your needs," explained one foreigner living in Playa del Carmen, Mexico.

The area is known for its upscale condos, villas and beach homes, which often come equipped with luxurious amenities like marble floors and balconies to take in the view of the beach. With so many popular clubs, restaurants and beachfront activities, living in Playa del Carmen also makes it easy to mingle with people from around the world," explained one expat living in Playa del Carmen, Mexico.

"I am in a 2 bedroom/1 bath apartment. it's perfect for me as a single retiree in a quiet neighborhood. This is typical for those willing to pay a little bit more for a tranquil community," said one person in Playa del Carmen.

What is the average cost of housing in Playa del Carmen?

If you are thinking about moving to Playa del Carmen, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Playa del Carmen varies depending on the amenities, location and size desired. Generally, rental properties in the city can range from moderately priced apartments for around $400 USD per month, to multi-bedroom villas and condominiums that can exceed $2000 USD a month," explained one expat living in Playa del Carmen, Mexico.

"The housing costs [in Playa del Carmen] are definitely lower than in my home country. I am 3 blocks from the beach and I would be paying 3 times as much in my home country. The average cost where I am is about $1,000.00 USD per month. for a furnished 2 bedroom apartment with utilities included. I pay a little less because the furniture is antique...which some call old," said one person in Playa del Carmen.

Should I buy or rent a home in Playa del Carmen?

If you have not spent a lot of time in Playa del Carmen, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"It depends on your financial situation, the desired length of stay in Playa del Carmen, and other individual factors. Renting is typically more affordable and flexible than buying, as you don't need to commit to the same location long-term. On the other hand, buying can provide more security, stability, and the potential to build equity in a property over time. Consider the benefits of both options, and do your research to make the best decision for your own situation," remarked one foreigner who made the move to Playa del Carmen.

What do I need to know when buying property in Playa del Carmen?

When we asked expats what advice they would give a foreigner before buying a property in Playa del Carmen, they said:

"1. Make sure to find a qualified, experienced real estate attorney who knows the local laws and can guide you through the property purchase process. 2. Be aware of the timelines established by the local government for all real estate transactions, such as registration of the deed, payment of taxes, etc. 3. Before making any purchase, review the original land title and make sure that it is free and clear of liens or encumbrances. 4. Understand the Mexican laws regarding foreign ownership of property and the implications for you as the buyer. 5. Obtain a thorough home inspection by a qualified professional prior to purchase to ensure that the home is structurally sound and up-to-date with current building codes. 6. Make sure you understand all of the associated costs associated with purchasing property, such as closing costs and any taxes and/or fees owed to the government. 7. Research the different neighborhoods in the area and familiarize yourself with the crime rates, local amenities, and quality of life to help you determine the best place to buy. 8. Don't forget to factor in the cost of insurance, homeowners’ association membership fees and any other applicable fees such as garbage collection or water service, when budgeting for the property," said one expat in Playa del Carmen.

Are foreigners allowed to own property in Playa del Carmen?

When we asked expats what advice they would give a foreigner before buying a property in Playa del Carmen, they said...

"Yes, foreigners are allowed to own property in Playa del Carmen. The Mexican Constitution grants foreigners the same rights as Mexican citizens when it comes to owning property. Foreigners can purchase property in their own name, or through a Mexican corporation. However, foreigners are not allowed to own property within 50 kilometers of the coast or 100 kilometers of the border," wrote one expat who made the move to Playa del Carmen.

What appliances are typically included in a rental?

We asked foreigners in Playa del Carmen what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"A rental property in Playa del Carmen typically includes a refrigerator, a range, an oven, a microwave, a dishwasher, and a washing machine. Additionally, some properties may provide basic furniture, such as a sofa, a bed, and dining set, for tenants. Depending on the property, TV and internet services may also be included," explained one person living in Playa del Carmen, Mexico.

We asked foreigners in Playa del Carmen what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included...

"Expats can search for homes in Playa del Carmen by looking online for real estate listings, contacting local real estate agents, and asking other expats for recommendations. Additionally, expats can attend open houses and visit the area to get a better sense of the local housing market," explained one person living in Playa del Carmen, Mexico.
