"I purchased a pre construction condo right on the beach built by the best developer on the Baja. It has tons of amenities and beautiful ocean views. I paid $350,000 before I upgraded it. I wanted to be close to my Son and 6 month old grandson and could not afford or want to afford anything in the San Diego area. Where else on the West coast could I have done this? The Condo just South of downtown Rosarito is 1 hour away from my son's house coming back into Mexico and maybe an hour and 45 minutes going there on a good day. Much better than my 5-6 hour drive from Las Vegas. I already have equity in the condo since prices have climbed. I love Mexico, the people and the food! If you are contemplating this go rent there for a while and check it out but come with an open mind. It is Mexico not the US so don't expect much to be the same but be open to new adventures. You only live once," said one person in Rosarito.

However, renting may be a more practical choice if you are not planning to stay for a long period or if you want to experience different areas of the city. Renting can provide the convenience of simple relocation and can help lower start-up costs. Ultimately, it is up to you to decide which option best fits your lifestyle and financial situation," explained one expat living in Rosarito, Mexico.
What do I need to know when buying property in Rosarito?

"Before purchasing property in Rosarito, it is important to understand the process for registering the deed and obtaining title insurance. It is also important to do background research on the sellers, the neighborhood, as well as any existing local laws or regulations that may affect purchasing and owning the property. Additionally, it is important to verify that the purchase is consistent with any applicable zoning laws and building codes. Proper legal assistance should be engaged to ensure the security and enforceability of any purchase contract and to resolve any tax issues that may arise. Finally, it is important to determine whether the additional costs associated with owning property in Mexico, such as taxes, insurance, depreciation and maintenance, have been factored into the purchase agreement," said one expat in Rosarito.
Are foreigners allowed to own property in Rosarito?
When we asked expats what advice they would give a foreigner before buying a property in Rosarito, they said...
"Yes, foreigners are allowed to own property in Rosarito. The Mexican Constitution grants foreigners the same rights as Mexican citizens when it comes to owning property. However, foreigners are not allowed to own property within the restricted zone, which is a 50-kilometer strip along the coast and 100 kilometers along the border. Foreigners must purchase property through a fideicomiso, which is a trust that is administered by a Mexican bank. The bank holds the title to the property and the foreigner is the beneficiary of the trust," said one in Rosarito.
What appliances are typically included in a rental?
We asked foreigners in Rosarito what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:
"A rental property in Rosarito typically includes a refrigerator, stove, oven and microwave. Most units also come equipped with a washing machine, although dryers are generally not included. In addition, many properties offer additional appliances, such as an air-conditioner, dishwasher or dedicated water heater. Some also include small kitchen appliances and/or a shared pool and/or beach access," said one foreigner living in Rosarito, Mexico.
