What do I need to know when buying property in Puerto Armuelles?

When we asked expats what advice they would give a foreigner before buying a property in Puerto Armuelles, they said:

"When buying property in Puerto Armuelles, it is important to research the area and the local laws and regulations. It is also important to understand the local real estate market and to work with a reputable real estate agent or lawyer who is familiar with the area. Additionally, it is important to understand the local tax laws and to ensure that all paperwork is properly completed and filed. Finally, it is important to be aware of any potential risks associated with the property, such as environmental hazards or zoning restrictions," said one expat in Puerto Armuelles.

"When purchasing property anywhere in Panama, it is best to use a knowledgeable real estate company and/or attorney to walk you through the process. If you work with an expat in Panama, make sure they are working here legally! Ask to see their work permit. If you work with an illegal (even if they are from your hometown!), you will have no recourse if something goes wrong. Also, understand the difference between the two types of property ownership in Panama, TITLED and R.O.P. (Right of Possession)," said one foreigner living in Puerto Armuelles, Panama.

Are foreigners allowed to own property in Puerto Armuelles?

When we asked expats what advice they would give a foreigner before buying a property in Puerto Armuelles, they said...

"Yes, foreigners are allowed to own property in Puerto Armuelles. The country has a law known as the Foreign Investment Act, which allows foreign citizens to purchase and own real estate in Panama. This law also provides foreign investors with the same rights and protections as Panamanian citizens. Additionally, the government has created a special program called the Friendly Nations Visa, which allows citizens of certain countries to purchase property in Panama without having to obtain a visa," said one person in Puerto Armuelles.

"Foreigners have the same property rights as Panamanians, with one exception. Foreigners are not allowed to own property in their own name within 10 kilometers of the border of Costa Rica. Of course, there are still legal ways to have your dream beach house! ROP properties are not included in this rule, since they are not technically "owned" and Titled properties can be held in a Panamanian Corporation or Foundation that is set up properly for this. Another reason to hire a competent attorney," wrote one expat who made the move to Puerto Armuelles.

What appliances are typically included in a rental?

We asked foreigners in Puerto Armuelles what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Puerto Armuelles, rental properties typically include a refrigerator, stove, oven, and washing machine. Some properties may also include a dishwasher, microwave, and air conditioning unit," wrote one expat who made the move to Puerto Armuelles.

"Expats can search for homes in Puerto Armuelles by looking online for real estate listings, contacting local real estate agents, and asking around in the community for recommendations. They can also search for expat forums and blogs to get advice from other expats who have already moved to the area. Additionally, they can attend local events and meetups to network and learn more about the area," explained one person living in Puerto Armuelles, Panama.
