"The first condo we found in Nueva Gorgona was through VRBO. We didn't know a lot about the area here, but we rented so if we decided it wasn't for us, we could always move to another area. After that, it's been by word of mouth that we have found places to live," explained one expat living in Nueva Gorgona , Panama.

"Nueva Gorgona has various options for finding a place to live. You can look in classifieds such as Craigslist or you can explore real estate websites and contact local agencies. You can also consider using a home-sharing website like Airbnb which is becoming increasingly popular. Lastly, you can explore the neighborhoods of Nueva Gorgona to find the right fit for you, ask locals, and check out expat websites for more information," said one person in Nueva Gorgona.

What is a typical expat home or apartment like in Nueva Gorgona?

"Nueva Gorgona is a town situated in the Central region of Panama and is a popular destination for expatriates due to its close proximity to Panama City. Expat homes and apartments in this area tend to be modern and typically come with all the amenities one could need. Expats can typically expect apartments and homes to be spacious, tastefully furnished, and often feature modern amenities such as air conditioning, wifi, washer and dryers, and kitchen appliances. Many properties in Nueva Gorgona tend to have bigger balconies that offer spectacular views of the beach and ocean. Security is usually tight in the area and many buildings have 24-hour security guards for added protection," said one expat who made the move to Nueva Gorgona.

"I own/rent apartments in both Nueva Gorgona (Royal Palm -RP) and near Panama City/Panama Pacifico at Casa Bonita -CB. Given the two I like the Beach in Gorgona best - its really unique as it is in part a black volcanic rock beach that shimmers in the moonlight - amazing and fantastic- also I do like to cool off in the different pools there. People bash Gorgona because of proximity to shopping - I thinks its better proximity to shopping than Casa Bonita above. The last couple of times I stayed at CB there was oddly police men checking for a pass - to go the quicker "back way" to shop at Panama Pacifico (that you can buy for $5 but oddly again they can't process them fast enough for you to get one). CB is much closer and right across the americas bridge from Panama City. But going to Panama City (for me) is an all day event in traffic from CB. But that depends on planning around traffic. CB would be the place I would stay if I constantly needed advanced healthcare. Also there are pools at CB - you have to have a Pearl Club membership to swim and use the nice facilities there. Also I like CB to watch marine traffic and ships pass by going into the Canal. Also kind of funny story - Gorgona has dogs barking and cocks crowing all the time - but at CB I wake up to hear a howler monkey in the jungle - that the locals say is "just a dog" ? who's pulling who's leg. But anyway as far as square meter, beds bathrooms both places are very comparable," explained one foreigner living in Nueva Gorgona, Panama.

If you are thinking about moving to Nueva Gorgona, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Nueva Gorgona is relatively affordable, ranging from moderately priced apartments to luxurious villas and beachfront properties," explained one expat living in Nueva Gorgona, Panama.

"Housing costs are still lower than the U.S. Smaller homes in town run 300 to 800 per month to rent. Condos rent from 900 to 1800 per month to rent. Condos for sale between 200k to 450k, depending on amenities and the floor," said one person in Nueva Gorgona .

Should I buy or rent a home in Nueva Gorgona?

If you have not spent a lot of time in Nueva Gorgona, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Whether you should buy or rent a home in Nueva Gorgona largely depends on your current financial situation and the long-term goals for your residence. Ultimately, it is important to weigh the advantages and disadvantages of each option. Renting a home typically offers greater flexibility if you plan to stay in the area for a short period of time, and the costs of relocation are often lower when compared to purchasing a home. Additionally, if you are unsure of the local real estate market or have difficulty obtaining a mortgage, renting can be a beneficial option. On the other hand, an owner may benefit from increased privacy and enjoy potential tax breaks or appreciation of the home value over time. Ultimately, where and how you want to live should be your primary consideration when deciding whether to rent or buy a home in Nueva Gorgona," said one person in Nueva Gorgona.

"We decided to rent. We sold everything we had in the US and want the freedom to move if we are ever inclined to do that. We rent furnished and love not worrying about maintenance or replacement of anything. Buying abroad can be tricky and I would encourage anyone buying to do due diligence. As for us, we are happy renting," remarked one foreigner who made the move to Nueva Gorgona.

What do I need to know when buying property in Nueva Gorgona?

When we asked expats what advice they would give a foreigner before buying a property in Nueva Gorgona, they said:

"When buying property in Nueva Gorgona, it is important to research the area and the local laws and regulations. It is also important to understand the local real estate market and to work with a reputable real estate agent or lawyer who is familiar with the area. Additionally, it is important to understand the taxes and fees associated with purchasing property in Panama, as well as any restrictions on foreign ownership. Finally, it is important to ensure that the property is free of any liens or encumbrances before making a purchase," wrote one expat who made the move to Nueva Gorgona.

Are foreigners allowed to own property in Nueva Gorgona?

When we asked expats what advice they would give a foreigner before buying a property in Nueva Gorgona, they said...

"Yes, foreigners are allowed to own property in Nueva Gorgona. The Panamanian government has established a legal framework that allows foreign individuals and companies to purchase and own real estate in the country. This includes both residential and commercial properties. The process of purchasing property in Panama is relatively straightforward and can be completed in a relatively short period of time. Additionally, foreign investors are eligible for certain tax incentives when purchasing property in Panama," said one in Nueva Gorgona.

What appliances are typically included in a rental?

We asked foreigners in Nueva Gorgona what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In the furnished condos along the beach, kitchens have all appliances.. these include refrigerator, stove and microwave, many even have washers/dryers, dishwashers, and garbage disposals. They are often furnished with toasters, blenders, coffee makers and other small kitchen appliances and table service too. Units usually have air conditioners too. It's a good idea to check the kitchen out thoroughly and see what is there," said one person in Nueva Gorgona.

"Rental properties in Nueva Gorgona typically include a refrigerator, stove, oven, and washing machine. Some properties may also include a dishwasher, microwave, and air conditioning unit. Additionally, many properties come with basic furniture such as beds, couches, and tables," wrote one expat who made the move to Nueva Gorgona.
