How do I find a place to live in Baguio city?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"Finding a place to live in Baguio City, Philippines involves several steps. First, you need to determine your budget and the type of accommodation you're looking for. This could range from apartments, condos, houses, or even dormitories if you're a student. Next, you can start your search online. Websites like Lamudi, Dot Property, and Property24 have listings for Baguio City. These websites allow you to filter your search based on your preferences such as location, price range, number of bedrooms, and type of property. Social media platforms like Facebook also have groups where people post available rentals in Bagui City. Join these groups and keep an eye out for posts that match your criteria. Another option is to hire a local real estate agent. They have extensive knowledge of the local market and can help you find a place that fits your needs and budget. If you're already in Baguio City, you can also look for "For Rent" signs in the areas you're interested in. Some landlords don't advertise online and only rely on these signs to find tenants. Once you've found a potential place, arrange a visit to inspect the property. Check the condition of the place, ask about the terms of the lease, and inquire about any additional fees. Lastly, once you're satisfied with a place, you can proceed with the rental agreement. Make sure to read the contract thoroughly and understand all the terms before signing. It's also advisable to ask for a receipt for any payments made," remarked one foreigner who made the move to Baguio city.

What is the average cost of housing in Baguio city?

If you are thinking about moving to Baguio city, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The average cost of housing in Bagio City, Philippines can vary greatly depending on the type and size of the property. For instance, a modest apartment in the city center may cost around PHP 20,000 to PHP 30,000 per month to rent. If you're looking to buy, a mid-range house in Baguio City can cost anywhere from PHP 5 million to PHP 10 million. However, luxury properties and houses in prime locations can cost significantly more. It's also worth noting that prices can fluctuate based on market conditions and other factors," said one person in Baguio city.

Should I buy or rent a home in Baguio city?

If you have not spent a lot of time in Baguio city, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"The decision to buy or rent a home in Bagio City, Philippines, largely depends on your personal circumstances, financial situation, and long-term plans. If you plan to stay in Baguio City for a long time, buying a home could be a good investment. Owning a property allows you to build equity over time and could potentially provide a return on investment if property values increase. On the other hand, renting a home in Baguio City might be a better option if you're not planning to stay long-term or if you prefer not to have the responsibilities that come with homeownership. Renting can offer more flexibility, as it's easier to move if your circumstances change. It also means you won't have to worry about maintenance costs or property taxes, which are typically the responsibility of the landlord. It's also worth considering the cost of living and the real estate market in Baguio City. If property prices are high and you're not in a position to make a large investment, renting might be more affordable. However, if you can afford to buy and property prices are relatively low, it could be a good time to invest. In conclusion, whether you should buy or rent a home in Baguio City depends on your personal and financial circumstances. It's important to weigh up the pros and cons of both options and consider seeking advice from a financial advisor or real estate professional," explained one expat living in Baguio city, Philippines.
