These properties typically include modern amenities such as air conditioning, central heating, and high-speed internet. Foreigners are allowed to purchase properties in Jeddah, however, they must obtain a permit from the Ministry of Interior. "One of the best ways to find a place to live in Jeddah is to search online for rental listings. There are many websites that offer listings of apartments, villas, and other types of housing in Jeddah. Additionally, you can search for real estate agents in the area who can help you find a place to live. You can also ask friends and family who live in Jeddah for recommendations. Finally, you can look for housing ads in local newspapers and magazines," said one expat who made the move to Jeddah.

What is the average cost of housing in Jeddah?

If you are thinking about moving to Jeddah, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Jeddah can vary greatly depending on the size and location of the property. Generally, the average cost of a one-bedroom apartment in the city center is around SAR 3,000 per month, while a three-bedroom apartment in the suburbs can cost around SAR 5,000 per month. Prices for villas and larger homes can range from SAR 10,000 to SAR 20,000 per month," said one person in Jeddah.

Should I buy or rent a home in Jeddah?

If you have not spent a lot of time in Jeddah, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"When deciding whether to buy or rent a home in Jeddah, it is important to consider your budget, lifestyle, and long-term plans. Buying a home in Jeddah can be a great investment, as the city is growing rapidly and property values are increasing. However, it is important to factor in the cost of maintenance and repairs, as well as the cost of a down payment. Renting a home in Jeddah can be a more affordable option, and it can provide more flexibility if you are not sure how long you will be living in the city. Ultimately, the decision to buy or rent a home in Jeddah should be based on your individual needs and preferences," remarked one foreigner who made the move to Jeddah.

What do I need to know when buying property in Jeddah?

When we asked expats what advice they would give a foreigner before buying a property in Jeddah, they said:

"1. It is important to research the local market and understand the current trends in the area before making a purchase. 2. It is important to understand the legal requirements for purchasing property in Jeddah, including any restrictions on foreign ownership. 3. It is important to be aware of the local customs and culture when buying property in Jeddah, as this may affect the process. 4. It is important to be aware of the local taxation laws and regulations, as this may affect the cost of the purchase. 5. It is important to be aware of the local infrastructure and amenities, as this may affect the value of the property. 6. It is important to be aware of the local security situation, as this may affect the safety of the property. 7. It is important to be aware of the local housing market, as this may affect the value of the property. 8. It is important to be aware of the local rental market, as this may affect the potential return on investment. 9. It is important to be aware of the local banking and finance options, as this may affect the financing of the purchase. 10. It is important to be aware of the local real estate agents and brokers, as this may affect the process of purchasing the property," explained one person living in Jeddah, Saudi Arabia.

Are foreigners allowed to own property in Jeddah?

When we asked expats what advice they would give a foreigner before buying a property in Jeddah, they said...

"Foreigners are allowed to own property in Jeddah, but there are certain restrictions and conditions they must meet. In 2019, the Saudi government introduced new regulations allowing foreign individuals and companies to own real estate in the country for residential, commercial, or industrial purposes. However, foreign ownership is not permitted in the holy cities of Mecca and Medina. Additionally, foreign investors must obtain a license from the Ministry of Investment and meet specific criteria, such as having a valid residence permit and a minimum investment amount. The property must also be used for the purpose stated in the license, and the foreign owner may be required to sell the property if they no longer meet the eligibility criteria," explained one expat in Jeddah.

What appliances are typically included in a rental?

We asked foreigners in Jeddah what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Jeddah, rental properties typically include a refrigerator, stove, oven, washing machine, and air conditioning unit. Additionally, some properties may also include a dishwasher, microwave, and water heater," said one foreigner living in Jeddah, Saudi Arabia.

"Expats searching for homes in Jeddah typically begin by researching online through various property listing websites and local real estate agencies. They may also join expat forums and social media groups to gather recommendations and insights from fellow expats who have already gone through the process. Additionally, they may seek the assistance of a local real estate agent who is familiar with the area and can help them navigate the housing market. Expats often consider factors such as proximity to their workplace, international schools, and amenities when searching for a home. They may also visit potential neighborhoods to get a feel for the area and attend open houses or schedule private viewings to see properties in person. Finally, expats should familiarize themselves with local rental laws and customs, as well as any specific requirements for foreigners when renting or purchasing a property in Jeddah," wrote one expat who made the move to Jeddah.
